We specifically design successful programs so that the project will be built with the product types, price points, and product mix and market segmentation that are dictated in the comprehensive and factual market feasibility study.

The effective sale of lots in a Builder Program ensures policies and procedures are comprehensive and fair for both the developer/owner and homebuilder in the selection of home sites through a lot draw program.  The sales and marketing of each individual homebuilder’s product must be managed through a centralized sales effort, model homes or an information/discovery center. The  number of speculative and model home inventory that is built, the architectural, site and landscaping planning that is implemented prior to the commencement of construction and the consistency and branding of the development must be well thought out to ensure that the overall streetscape of the development is not compromised.

Contractual Obligations are negotiated to ensure that the programs guidelines are specifically spelled out to address phasing of scheduled takedowns, location of the speculative inventory and model homes and builder responsibilities.

Architectural guidelines are implemented to address issues such as site planning, sidewalk locations, landscaping, hardscapes, architectural styles, color palettes, home plan elevations, exterior material selections and transition points, deck designs, patio covers and trellis, exterior lighting and fencing.
